Self-Employed Mortgage in Ontario: How to Prove Income

Self-employed borrowers often have strong cash flow but taxable income that does not tell the full story. The goal is to document the business clearly and match it with an appropriate lender approach.

Why self-employed mortgage income is different

Employees usually prove income with employment letters and pay records. A business owner may use salary, dividends, retained earnings or draws while claiming legitimate expenses. Lenders therefore review both reported personal income and the strength, history and reasonableness of the business.

Documents a lender may request

  • Personal tax returns and Notices of Assessment
  • Corporate or business financial statements
  • Business and personal bank statements
  • Articles of incorporation, business registration or licences
  • GST/HST returns and proof taxes are current when applicable
  • Contracts, invoices or other evidence of ongoing revenue
  • Details of ownership, business history and industry

Traditional income qualification

Many applications use a history of income reported on tax documents. The lender may average acceptable income over a required period and review whether it is stable, rising or declining. Certain business expenses may receive different treatment under a lender’s policy, but an add-back should never be assumed before the documents are reviewed.

Alternative and limited-documentation approaches

Some insured and uninsured programs assess income reasonableness using the nature and tenure of the business, credit profile, deposits, financial position and other supporting evidence. These programs may require more down payment, mortgage insurance, stronger credit, additional documentation or different pricing.

  • Keep business and personal transactions organized
  • File tax returns and address tax balances early
  • Avoid unexplained large deposits
  • Prepare current year-to-date results
  • Explain one-time expenses or unusual revenue
  • Review the application before making major business or credit changes
