Why rental-income calculations differ
Qualification depends on whether the rental property is the property being financed or one you already own, whether it is owner-occupied, the number of units, mortgage-insurance rules and the lender’s own policy. Some calculations add a portion of rent to income, while others offset property expenses or use net rental income.
Gross rent add-back
Under an add-back approach, an allowable portion of gross rent is added to the borrower’s income for debt-service calculations. The mortgage payment and applicable property costs remain in the liabilities. The allowable percentage and treatment depend on the property and program.
Rental offset and net rental income
An offset approach applies eligible rent against the property’s mortgage and operating costs. A net-income approach uses gross rent less acceptable expenses, with a positive or negative result affecting qualification. These methods can produce a very different result from a simple add-back.

Plan for the next property, not only this one
Investors should compare how each lender treats the entire portfolio, including rents, expenses, taxes, mortgages and credit obligations. A lender that produces the highest approval today may not provide the best structure for another purchase later.
